What it costs
Two line items. That is the entire fee schedule.
8% of rent collected
Charged only on rent that actually arrives. Covers leasing, screening, maintenance coordination, inspections, accounting and the resident line. Drops to 7% at ten properties and 6% at twenty-five.
Half of the first month on a new tenant
Charged once when we place someone new. Renewals are free — we do not charge you for keeping a good resident in place.
Nothing else
No setup fee, no vacancy fee, no technology fee, no markup on vendor invoices, no charge for the inspection reports or the year-end tax package.
What you decide
We handle the work, but the decisions that change your return stay with you. Nothing on this list happens without your sign-off.
- The asking rent, and any reduction after time on market
- Which applicant is approved
- Any repair above the limit you set
- Whether to renew a lease and at what rent
- Whether to pursue eviction or negotiate an exit
- Whether pets are allowed, and on what terms
What we take on ourselves
The other side of that: things you should not have to think about once the agreement is signed. If any of these lands on your desk, we have done something wrong.

Late rent
Notices go out on the sixth, on the schedule your state requires, without waiting for you to notice the deposit was short.

After-hours calls
Residents call us. Your number is never given out, in any circumstance.

Compliance
Lease forms, deposit handling, notice periods and disclosure requirements are tracked per state and updated when the law changes.

Turnover
Move-out inspection, deposit accounting, cleaning, paint, and re-listing, handled as one sequence so the vacancy stays short.

Can I cancel?
Yes, with 30 days written notice and no termination fee. If there is a tenant in place, we hand over the lease, the deposit and the file.
Do you manage properties you did not sell me?
We are not a brokerage and we do not sell property. Management is the only thing we do, which removes the conflict entirely.
How fast do I get paid?
ACH on the third of each month for rent collected the month before. Funds usually settle the same day.
What if the tenant stops paying?
We start the notice sequence immediately, keep you updated weekly, and coordinate with a local attorney if it goes to filing. We do not charge management fees on rent we did not collect.
Do you handle Section 8?
In most of our markets, yes, including inspection coordination and housing authority paperwork.
