You own the property. We do the rest of it — the showings, the screening, the 11pm water heater, the 1099 at year end.

Leasing and marketing

Rent pricing from local comparables, photography, syndication to the major listing sites, and self-guided showings seven days a week.

Tenant screening

Credit, income verification at three times rent, employment history, prior landlord references, and a criminal and eviction search run consistently for every applicant.

Rent collection

Online payment by card or ACH, automatic late notices on the sixth, and owner disbursement on the third of the following month.

Maintenance and repairs

A 24-hour line for residents, vetted licensed trades in every market, and a spending limit you set before we touch anything.

Inspections

Photographed move-in, mid-lease and move-out condition reports, so deposit deductions hold up if they are ever challenged.

Accounting and reporting

Monthly statements, on-demand cash flow by property, and year-end 1099s with a Schedule E summary your accountant can use as-is.

Handing over a property takes about a week.

Here is the whole sequence, from the first call to your first deposit.

  1. Rental analysis

    We pull comparable rents in your submarket and tell you what the property should earn, what it will cost to get there, and whether we think it is worth doing.

  2. Management agreement

    One page of terms in plain English. No setup fee, no lease-renewal fee, and 30 days notice to cancel at any time.

  3. Onboarding

    We collect keys, warranties and existing leases, introduce ourselves to any sitting tenants, and complete a photographed condition report.

  4. Placement

    If the property is vacant, we list, show and screen. You approve the applicant we recommend before anyone signs.

  5. Monthly cycle

    Rent in, expenses itemized, net deposited on the third, statement in your portal the same morning.
