We started in 2011 managing eleven houses in one city. The model has not changed since — local people, national systems, and one number on the statement that owners actually care about.
Local hands, one set of books.
A property is a physical thing in a specific neighborhood. Someone has to walk it, meet the roofer, and know which streets rent in a week and which take a month. So every market we enter gets its own licensed manager and its own bench of trades.
What is centralized is the part that benefits from scale: accounting, screening standards, lease compliance, vendor pricing and the resident line. That is how an owner with four houses in three states still receives one consolidated statement.
How we are paid matters.
We are not a brokerage. We do not sell property, we do not take referral fees from vendors, and we do not mark up repair invoices. Management fees are the only revenue in the business.
It sounds like a small thing. In practice it decides whether your manager pushes for a quick sale, an unnecessary renovation, or the cheapest tenant who will sign — or simply keeps a good resident paying rent in a well-kept house for six years.

Published, measured monthly, and reported to owners whether the numbers flatter us or not.
Owner calls returned same day
Every call or message from an owner gets a response before close of business, from someone who can actually answer it.
Emergency response within two hours
Water, gas, electrical, no heat or no cooling in extreme weather. A licensed trade is dispatched, not scheduled for next week.
Statements by the third, always
Disbursement and statement land together. If a month is going to be unusual, you hear about it before the third, not after.
Identical screening for every applicant
The same criteria in the same order, documented, in every state we operate in.
